Key Stages to Approval:

• Initial Site Visit: The initial site visit and consultation is free and this discussion will enable us to produce a detailed quotation and also point out if we feel that the project is feasible.

• Quotation: After the initial site visit we will then submit a fixed price quotation (with no hidden costs) for our services indicating all feels that will be due during the design and application process.

• Survey: If you accept our quotation we will then arrange another site visit to complete a detailed survey of the existing property or site, this usually takes around 2 hours to complete. At this stage we will also run through your requirements in more detail and formulate a rough brief to work from.

• Preliminary Design: Once the survey is complete preliminary drawings will be completed within 2-3 weeks. Once complete we will visit you again and run through the design and alter the plans as necessary before submitting to the Local Council.

• Planning Application: At this stage the Application forms are completed and the formal submission is made to the local authority on your behalf. If at this stage we feel that the local authority may have an issue with the design i.e. if it doubles the size of your dwelling, we will request pre planning advice from the local planning department gaining their informal opinion on the submission. At this stage if the local planning department have any concerns about the application then these will be dealt with prior to any formal application being submitted.

• Building Regulation Application: Once Planning Approval is granted the detailed specification and section drawings are completed and submitted to the Local Authority for Approval. The builder will normally require these drawings to give you an accurate quote for the building works. Once approved, copies of drawings and all correspondence relating to your application will be forwarded to yourselves and you can get on with the task of selecting the Builder.
