Due to our low overheads are prices are extremely competitive, please take a quick look below to see some
guide prices for LMG Designs fees.

• Loft Conversions.

Guide Price - between £500 and £800 depending on the complexity of the design and size of the existing dwelling.

• New Build Developments i.e. House's, Bungalow's, Annexe's, Apartment's etc.

Guide Price - between £700 and £1000 for a new bungalow.
Guide Price - between £800 and £1250 for a new house.
Guide Price - between £300 and £500 for a new detached garage or annexe.

• Garage Conversions.

Guide Price - between £300 and £450 depending on the complexity of the design and size of the existing dwelling.

• Barn Conversions.

Guide Price - between £750 and £1400 depending on complexity.

• Two Storey Extensions:

Guide Price - between £500 and £700 depending on the complexity of the design and size of the existing dwelling.

• Single Storey Extensions:

Guide Price - between £400 and £600 depending on the complexity of the design and size of the existing dwelling.

• Outline Applications and Developments.

Guide Price - between £250 and £400 depending on the size of the site.

• Conservatories.

Guide Price - between £300 and £500 depending on the complexity of the design and size of the existing dwelling.

• Work in Conservation areas and on Listed Buildings.

If any of the above mentioned projects are in a Conservation Area or on a Listed Building please add £250.00 to the plans as extra work is required for such Applications

• Fully 3D rendered plans (additional to the above fees).

Full Model including 2 external images and 2 aerial layouts (see below): £450.00

Externally rendered images only: £300 (for 2 images, see below)

NOTE! The above fees include all of the design and surveying work necessary for both the Planning and Building Control Submissions. These guide prices also include the fees associated with LMG Design acting as your agent and dealing with any planning or Building Control issues during submission. Also please remember that all prices above are VAT FREE!!!!

The above prices do not include the following Fees which are paid directly to the Local Council:

• Planning Fee - Fee to submit the plans into the Local Authority for Planning Permission.

• Building Regulations Plan Fee - Fee to submit the plans into the Local Authorities Building Control department to make sure that the specification and construction details comply with the current Building Regulations.

• Building Control Inspection Fee - This is the fee that the Local Authority charges to inspect the works on site and issue a completion certificate.
